The house you purchase is mortgaged to the bank during the whole term of the credit, until you have paid it in full. The credit is paid off each month in equal portions, and the interest rate is already included in the monthly payments. At the same time the price of the house is fixed and the sum of the credit does not increase even if the commercial market value of the house grows.

When you receive a mortgage credit, you can receive tax benefits for your income tax in the amount of the sum that you have already paid off (up to 1 million roubles) and the interest rate on the credit for the whole term of the credit agreement.

In order to formalize the mortgage, the borrower does not need to be a Russian citizen, does not to present documentary evidence of income; the mortgage does not demand any additional security in the form of a deposit or guarantee.
